What an air con service includes

A full air con service is a set of checks and cleaning tasks that keep a system cooling efficiently and catch small faults before they become breakdowns. On the indoor unit, the engineer removes and washes the filters, cleans the evaporator coil and fan barrel, sanitises the drip tray and flushes the condensate drain so water cannot back up and leak into the room.

On the outdoor unit, the condenser coil is cleaned of leaves, dust and grime, the fan is checked for balance and damage, and the base and mountings are inspected. The engineer then runs the system in cooling and heating modes, measures supply and return air temperatures, checks operating pressures against the manufacturer's figures, tests electrical connections and confirms the controller, sensors and timers work correctly.

You receive a written service report listing what was checked, what was found and anything that needs attention. Nothing beyond the agreed service is carried out without your approval.

Signs your air conditioning needs a service

Most systems benefit from a service once a year, and busy commercial units often twice. Even between scheduled visits, some symptoms mean a service is due now.

Weak cooling or slow heating usually points to blocked filters or a dirty coil restricting airflow. A musty or damp smell when the unit starts is often mould or bacteria in the drip tray or fan. Water dripping from the indoor unit is normally a blocked condensate drain. Rising electricity bills with no change in use suggest the system is working harder than it should. Rattling, clicking or squealing can mean a loose panel, worn fan bearing or debris in the outdoor unit. Fault codes or lights flashing on the indoor unit should always be checked by an engineer.

Air con servicing for homes, offices and shops

Home systems in bedrooms, living rooms and home offices are usually wall-mounted splits or small multi-split systems. An annual service keeps them quiet, efficient and hygienic, and many manufacturers require proof of regular servicing to keep an extended warranty valid.

Offices, shops, restaurants and salons run their air conditioning for longer hours and in dustier conditions, so filters and coils clog faster. Ceiling cassettes, ducted units and VRF systems in these buildings have more indoor units and more drains to clear. For premises with several systems, a planned maintenance contract can schedule every visit for you. Server rooms and comms cupboards, where cooling failure stops the business, are best serviced more often than standard comfort cooling.

Systems and brands we service

Our engineers service wall-mounted splits, multi-split systems, ceiling cassettes, floor consoles, ducted systems and VRF/VRV systems from Daikin, Mitsubishi Electric, Mitsubishi Heavy Industries, Toshiba, Fujitsu, Panasonic, Samsung, LG and other major manufacturers. Air conditioning commonly uses R32, R410A or R407C refrigerant, and any work that opens the refrigerant circuit is carried out only by F-Gas certified engineers under the F-Gas Regulations 2014.

Our servicing process

Call with the number of indoor and outdoor units, the make and model if you have it, and any symptoms. We confirm the price for your system in writing and book a visit that suits you; for businesses we can work early or after hours to avoid disrupting trade.

On the day, the engineer isolates the power, protects the area beneath the indoor unit and completes the cleaning and checks. The system is then restarted and tested in every mode. If a part is worn or a fault is found, you get a separate written price for the repair, and the work goes ahead only if you agree.

How much does air con servicing cost?

Air con servicing starts from £120 plus VAT for a single system. The final price depends on how many indoor and outdoor units you have, the type of system, access (for example cassettes in high ceilings or outdoor units on roofs) and how long since the last service. Multi-split, ducted and VRF systems are quoted per site so the price reflects the actual work involved. Regular servicing usually costs less over time than repairs caused by neglect.

Air con servicing frequently asked questions

How much does air con servicing cost in London?

Air con servicing starts from £120 plus VAT for a single split system. Multi-split, ducted, cassette and VRF systems are quoted per site based on the number of units and access. You receive a written price before the visit.

How often should air conditioning be serviced?

Most home systems should be serviced once a year. Offices, shops and restaurants that run their air conditioning for long hours usually need a service every six months, and server room cooling may need more frequent checks.

How long does an air con service take?

A single split system usually takes around an hour. Larger multi-split, cassette or ducted systems take longer depending on the number of indoor units and access. The engineer will confirm the expected time when booking.

Does a service include a regas?

No. A service checks refrigerant pressures but does not add gas. If pressures are low there is usually a leak, which should be found and repaired before a regas. Any regas is priced separately from £120 plus VAT.

Will servicing keep my manufacturer warranty valid?

Many manufacturers require evidence of regular servicing by a qualified engineer to honour extended warranties. Every visit includes a written service report you can keep as proof.
